Just off Jasper Avenue and east of the Shaw Conference Centre by little over a block is a gem of a building with a great view of the actual North Saskatchewan River above Louise McKinney Riverfront Park and downtown day or night.  It is 4 minutes from the Hotel MacDonald, 3 minutes from City Hall and 2 minutes from Telus Plaza.  You can get to the University of Alberta Hospital and Commonwealth Stadium within 9 minutes.  It takes 10 minutes to arrive at the Cross Cancer Institute. Northlands (Northlands Expo, Rexall Place, Northlands Park) is 7 minutes away.

Researchers from Queen Mary University have shown that living next to heavy traffic such as in downtown causes hearts to swell. Whereas at the condo, while still being downtown, because of the lovely treed river valley and trails with amenities as the backyard and backdrop to our condo plus the garden in the courtyard, it is good for the heart, lungs and mental wellness. A study by Barcelona Institute for Global Health says women who live near parks are less likely to develop breast cancer.  CBC's Nature of Things raises the question of cancer from golf courses which Louise McKinney Riverfront Park below is not.  Views of greenery even helps reduce harmful cravings.  European Union’s Blue Health 2020 science has proved the emotional benefits of being by water such as the river which extends to the condo’s high end shower, tub and toilets.


This luxury executive 1220 sq ft central air conditioned condo with a 10 foot ceiling was professionally designed with upgrades to the architectural lighting, hardwood flooring, granite countertops throughout, custom cabinetry, efficient bathroom layout, an extra large kitchen island, under counter lighting, 6 speed stove fan and custom tiling.

The kitchen includes a high end dishdrawer, expresso and cappuccino maker, a certified home brewer by the world's largest coffee association for discriminating coffee lovers, an easy reach countertop depth refrigerator, cutlery, cookware, bakeware, utensils, small appliances and accessories. 


The condo has structured wiring throughout in addition to wireless N. The living room has a large flat screen HDTV with subscribed programming and leather furniture. 


There are two sofas in the living room, one being a sofa bed.  All beds including the sofa bed have memory foam.  

There are dozens of benefits to taking steam baths including boosting the immune system.  Hotter bodies are better at fighting disease.  Regarding therapeutic bath, that used to refer to various types of warm-water soaks used to speed wound healing, to apply gentle heat to sore muscles or joints, to relieve emotional stress, or to treat a variety of physical disorders ranging from sports injuries, rheumatoid arthritis, and chronic sinusitis to painful menstruation and vascular disorders.  The deep tub allows for a hyperthermic bath that is better than physical exercise to treat depression.


The dedicated bathing area has a steam shower with 3 pattern rain shower and 7 pattern shower massage, therapeutic bath and a whisper fan to remove any excess humidity.  The tub's chromotherapy benefits include physical, emotional, mental and spiritual healing.  The dual flush toilets were imported from Australia where water conservation first started. The multidimensional ceramic floor tiles wii make your feet feel invigorated.


There is a lot of versatility.  In all the closets, the storage system is adjustable and has been upgraded for maximum usability. The dining table is expandable.  A comfortable and seamless pillowtop king size bed can be converted into 2 XL twin beds in the master bedroom.  The second bedroom has a queen bedroom and an ultra HD TV with local programming and internet access.  

An indoor tree year round serves well as a Christmas tree in December.


All utilities are included.  Outside maintenance is taken care of:  There is no snow to shovel, grass to mow or water.  There is no need to be bothered with the garbage collection schedule.

Included is one heated underground parking stall. Extra parking can be found on the street and there are visitor parking stalls or by special arrangement.


A children's park, outdoor rink and community hall are a 5 minute walk away.  A Catholic church is across the street.  Riverdale has one of the highest per capita community membership rates in Edmonton.  As fun and busy is the community around the condo, the unit is intended for rest and relaxation.

In 2015, National Geographic has named Edmonton as one of the best summer trips for its international events and Edmonton's river valley is highlighted as Alberta city's best draws.  In 2019, Edmonton was named as one of @NatGeo's top 15 places to have an epic family vacation!  It is wonderful to be able to walk to Royal Alberta Museum since there is basically handicapped parking available at the attraction.
 

AKA the River of Green, Edmonton's River Valley constitutes the longest stretch of connected urban parkland in N. America. The river valley is 22 times larger than New York City's Central Park. Athletes and those who attempt to be take advantage of the valley to run, jog, walk, hike, cycle, rollerblade through the paved and unpaved paths. thecrazytourist.com calls that the second best thing to do in Edmonton. Louise McKinney Park is ranked top 11 of 21 Best Places to Visit in Edmonton according to HelloTravel.com.   You can even take a guided Segway tour through the river valley year round, the only way you can travel on a Segway publicly outdoors in Edmonton and the first on public land in Canada. It starts and ends at Louise McKinney Riverfront Park 4 times a day and runs 3 seasons a year for groups as small as 2 and even single riders if you ask. In the river valley and downtown, festivals and other activities are abundant during the summer. Tai Chi in the Chinese Garden or do yoga in the park below the condo. There is easy access right down to the river's edge using the freshly cut lawn and paved walkways and/or stairs  There are many activities you can do in winter.  The area round the condo has the highest density of share use paths of the whole city.
 

You can watch the Edmonton Riverboat launch in the river or the Dragon Boat racers practice throughout the summer in the river and even the race itself from start to finish from the comfort of the unit.  You could even join the dragon boat club where it is free for kids. The Cloverdale "Accidental" Beach is below.  Other sightings are power boats, jet skis, canoes, and the silly Sourdough Raft Race.  Often you can see fireworks from ReMax Field, always from Capital Ex and practically all the others throughout Edmonton on Canada Day from the condo.  Tour of Alberta as riders pick up speed on Grierson Road can be seen from the balcony.  You can see the forest from the trees when it comes to the view of downtown from the condo. 


On the other side of the river and seen from the condo is a ski hill for skiing and tobogganing.  Next to the Muttart Conservatory for botanical lovers, the ski hill is also home to the renowned Edmonton Folk Festival. All of this including concerts, the Dragon Boat Races and the Chinese Garden can be seen from the condo.  4 golf courses are less than 3.4km away.


Downtown buildings and Chinatown are nearby.  Being in walking distance also to the Arts District is very enlightening and therapeutic. Head off to the Royal Alberta Museum, Art Gallery, Citadel Theatre or the Ice District on foot, nearly all accessible through the pedway system. Get your fresh groceries at an ethnic supermarket 2 blocks away or .  Bus stops next block over where buses head off in all directions includes one route that leads to West Edmonton Mall without transferring.  A two block walk gets you to Canada Place where you can enter the 13 kilometre (8.1 mi) year-round climate-controlled underground tunnels and walkways between more than 40 buildings even to Rogers Place, parkades and three of the five Edmonton Light Rail Transit (LRT) stations in the downtown area.  The LRT can whisk you to the University of Alberta, NAIT, NE, S and SE Edmonton.
