Just off Jasper Avenue and east of the Edmonton Conference Centre by little over a block is a gem of a gated building with a great waterfront view of the actual North Saskatchewan River above Louise McKinney Riverfront Park, one of the six most beautiful parks in the city, and downtown day or night. Being on the edge of the downtown core, it is quick to got to anywhere in the city.
It is 4 minutes from the Hotel MacDonald, 3 minutes from City Hall and 2 minutes from Telus Plaza. You can get to the University of Alberta Hospital and Commonwealth Stadium within 9 minutes. It takes 10 minutes to arrive at the Cross Cancer Institute. Northlands (Northlands Expo, Rexall Place, Northlands Park) is 7 minutes away.

The kitchen includes a glass electric Bosch cooktop, convection and self-cleaning oven, companion spot free pull-down and water filter for the dual sink, one with a deep sink drain, Bosch dishwasher, expresso and cappuccino maker, an easy reach countertop depth refrigerator, cutlery, cookware, bakeware, utensils, small appliances and accessories. The inverter microwave cooks more efficiently than ordinary microwave ovens.
The condo has structured wiring throughout in addition to wireless 5G included. The living room has leather furniture and HD live programming for a large widescreen TV with Roku AirPlay, Dolby Atmos surround sound with Dolby Vision and HDR10+ capability.
There are two sofas in the living room, one being a sofa bed. All beds including the sofa bed have memory foam.
There are dozens of benefits to taking steam baths including boosting the immune system. Hotter bodies are better at fighting disease. Outside maintenance is taken care of: There is no snow to shovel, grass to mow or water. There is no need to be bothered with the garbage collection schedule.
One assigned heated underground parking stall is available. Extra parking may be for rent or for free in visitor parking and on the street. Electric vehicles (EVs) can be charged in the Louise McKinney Park parking lot.
A children's park, outdoor rink and community hall are a 5 minute walk away. A Catholic church is across the street. Riverdale has one of the highest per capita community membership rates in Edmonton. As fun and busy is the community around the condo, the unit is intended for rest and relaxation.

It is wonderful to be able to walk to Royal Alberta Museum since there is basically handicapped parking available at the attraction.
AKA the River of Green, Edmonton's River Valley constitutes the longest stretch of connected urban parkland in N. America. The river valley is 22 times larger than New York City's Central Park. You can even take a guided Segway tour through the river valley year round, ranked #3 tour and #7 traveller rating in Edmonton by Tripadvisor, the only way you can travel on a Segway publicly outdoors in Edmonton and the first on public land in Canada. It starts and ends at Louise McKinney Riverfront Park 4 times a day and runs 3 seasons a year for groups as small as 2 and even single riders if you ask. Rentals for bikes, sports equipment, snowshoes and stand up paddle boards are also possible at the River Adventure Co. and cafe. The Funicular is an attractive way to get out of Louise McKinney Park. Make the Funicular part of a 10K run. In the river valley and downtown, festivals and other activities are abundant during the summer. Tai Chi in the Chinese Garden or do yoga in the park below the condo. There is easy access right down to the river's edge using the freshly cut lawn and paved walkways and/or stairs To Do Canada gave its 5 reasons to walk throuugh Louise McKinney Park. There are many activities you can do in winter. The area round the condo has the highest density of share use paths of the whole city.
You can watch the Edmonton Riverboat, ranked #1 boat tour in Edmonon by Tripadvisor, launch in the river or the Dragon Boat racers practice throughout the summer in the river. The big annual dragon boat race directly below the condo will resume in 2023. You could even join the dragon boat club where it is free for kids. Other sightings are power boats, jet skis, canoes, and the silly Sourdough Raft Race. Often you can see fireworks from ReMax Field, always from K-Days and practically all the others throughout Edmonton on Canada Day from the condo. Tour of Alberta as riders pick up speed on Grierson Road can be seen from the balcony. You can see the forest from the trees when it comes to the view of downtown from the condo.
In Riverdale, there is a community hall and rink, spray park, skateboard park, playground and a free dual plug, level two, electric vehicle (EV) charging station. The River Adventure Co. also operates 2 local cafes that also serves liquor, Little Brick includes a general store while the Dogpatch accompanies a bakery.
On the other side of the river and seen from the condo is a ski hill for skiing and tobogganing. Next to the Muttart Conservatory for botanical lovers, the Edmonton Ski Club/River Valley Outdoor Activity Centre is also home to the renowned Edmonton Folk Festival. All of this including concerts, the Dragon Boat Races and the Edmonton Chinese Garden can be seen from the condo. 4 golf courses are less than 3.4km away. In winter, you can choose from Riverside Golf Course, Victoria, William Hawrelak and Kinsmen Parks to cross-country ski.
Downtown buildings, restaurants such as the popular Syphay and The Moth, Chinatown and Little Italy are nearby. Being in walking distance also to the Arts District is very enlightening, therapeutic and can even lower risk of dying by up to 31%. Appropriately, the closest high school is the highly respected Victoria School of the Arts (K-12). Head off to the Winspear Centre for Music, Royal Alberta Museum, Art Gallery of Alberta, Citadel Theatre, the soon to be rebirthed Stanley Milner Library or the Ice District on foot, nearly all accessible through the pedway system.
Bus stops next block over where buses head off in all directions includes one route that leads to West Edmonton Mall without transferring. A two block walk gets you to Canada Place where you can enter the 13 kilometre (8.1 mi) year-round climate-controlled underground tunnels and walkways between more than 40 buildings even to Rogers Place, parkades and three of the five Edmonton Light Rail Transit (LRT) stations in the downtown area. The LRT can whisk you to the University of Alberta, NAIT, NE, S and SE Edmonton.
